Is leak detection covered by home insurance?

Most home insurance policies contain a clause for “trace and access”. Sudden and accidental damage from plumbing and heating systems is usually covered. However, if a leak occurs due to a lack of maintenance, corrosion, or wear and tear, the repair cost is unlikely to be covered. Incorrect installation and damage resulting from negligence, such as a DIY accident, can also be reasons for a claim to be refused.

Insurance policies cover different aspects of a leak’s investigation, access, repair, and reinstatement phases. You are recommended to read your policy or contact your insurer for specific details. If your policy includes an “escape of water” clause, but not “trace and access”, the investigation to find a hidden leak might not be covered.

How can I check if I have a water leak?

Unless it is visible, it can be extremely difficult to locate the source of a leak and determine the exact cause. A simple way to check for a leak in a plumbing system is to perform a water meter reading check.

Take a meter reading and do not turn on any taps, or use showers or toilets. Try to wait for as long as possible, ideally several hours, before taking another reading. If the reading has changed, you know there is a leak. Some leaks can be tiny, in which case this test may not be practical.

Similarly, a reduction in pressure on a boiler pressure gauge can indicate a potential leak. However, a fault in the boiler could also cause this drop without a leak.

What equipment is used for leak detection?

Various non-invasive methods are used during an investigation. Based on the findings of each test, a methodical approach is taken. Each investigation uses several tests, some of which are used in specific situations.

The equipment includes moisture meters, salts analysis, pressure test kits, thermal imaging cameras, acoustic tests, tracer gas tests, and dye test kits. Voltage test equipment is used for leak detection on flat roofs.

How much does leak detection usually cost?

Our water leak detection investigations are charged in half-hour increments, so the cost depends on the time it takes to trace the leak and identify the cause. Sometimes leaks at large properties can take a day or more to locate. If there’s no visible sign of a leak, the investigations tend to take longer to find.

We recommend allowing 4 hours to find a leak in a plumbing system. This would equate to £450 to £500 inclusive of VAT, depending on your location. Our experts can provide regular investigation updates and the likely final cost. Specialist tracer gas is sometimes used to pinpoint leaks, which is charged for. Surveys are generated on-site, so there is no additional charge for the report.
