Contents removal and drying

We are pleased to confirm that good progress is being made with removal of “Beyond Economic Repair” (BER) contents and the follow-on strip-out and drying works across the buildings. Residents who have already reviewed and approved their BER lists should now be seeing visible progress inside their properties, with damaged items removed, strip-out advancing, and drying equipment being installed and adjusted as conditions change.

If you have not yet confirmed your BER list, please do so as soon as you can so that we can move your property forward to the same stage. As before, our teams will only remove items that are on an agreed list or have been clearly confirmed as BER, and we will not dispose of contents without your confirmation.

If you would like support with your BER contents list, we can meet you on site and go through it with you in person, item by item, before anything is removed. A member of the Aspect team will be available to answer questions.

 

Support with electricity and top-up meters

We know that the cost of running drying equipment is a concern, especially for anyone using a pre-payment or “top-up” meter. To help with this, Aspect is happy to cover the electricity used for our drying equipment where needed, but we need to arrange this on a case-by-case basis because each property and meter set-up is different.

If you are on a top-up meter and are worried about keeping your credit topped up while the machines are running, please contact us using the enquiry link below or by replying to our emails so we can agree the best way to help. In some cases we have already put support in place for residents, and we will continue to do this wherever it is required. Our teams will also get in touch if we find that power to the drying equipment has gone off due to low or no credit, so that we can work with you to restore supply and keep the drying programme on track.

 

Handling of post and deliveries

Our teams have been picking up post that has come through doors or been left on the floor and placing it safely to one side to keep it out of walkways and away from wet or damaged areas. We have reminded everyone on site to take extra care around post and personal items, and to avoid stepping on or placing equipment over any mail while we carry out essential works.

Current focus: BER lists and contents removal

We are continuing to work through “Beyond Economic Repair” (BER) contents at the site. This is essential to allow safe strip-out and to progress the drying and reinstatement.

To move forward in a controlled way, we have produced and shared BER lists for all properties we have been able to access and email addresses have been provided. We now need residents to review these lists and confirm that the information is accurate before we remove any items. If you have not yet responded, please contact us as soon as possible by reply email or by using the enquiry link at the bottom of this page.

Our teams will only remove items that are on an agreed list or have been clearly confirmed as BER. We will not dispose of contents until we have your confirmation.

If you would like support reviewing your contents and BER list, we can meet you on site to go through this with you in person, property by property. During these visits, our team can also advise on and provide any personal protective equipment that may be appropriate for you on a case-by-case basis.

 

Identification, security and body-worn cameras

All Aspect team members on site will continue to carry photo ID and wear Aspect uniform so they can be easily identified. In addition, body-worn cameras are in use to provide a clear record of activity where needed and to give comfort in how we are handling your properties and contents.

Partition doors have now been installed to improve security and help support the drying programme. There are exceptions but these can be discussed on a case-by-case basis. Only residents will hold the keys for these doors.

 

Strip-out, surveys and drying progress

Full strip-out works are proceeding in all areas where we have safe access and BER lists have been completed and confirmed with residents.

Refurbishment and demolition (R&D) surveys have now been completed in all properties we have been able to access. The survey results have been shared and confirm that there is no cause for concern in the areas inspected.

Drying equipment will continue to be installed and adjusted as strip-out progresses and as conditions in each property change.

Site safety & security

Our teams are working under full health and safety controls, including the use of PPE and welfare facilities.

All tradespeople on-site now carry ID badges for easy identification and will be wearing the Aspect uniform.

We have planned security boundaries around the affected area. However, fencing has been temporarily paused following resident feedback. We are continuing to review options that balance site security with access and respect for residents’ concerns.

To further protect your properties, we are installing secure partition doors to separate clean and affected areas during the drying phase. Only residents will hold keys to these doors.

Body-worn cameras, increased management presence, and a dedicated content-handling team are now also in place to ensure transparency and accountability.

 

Work progress

Here is a summary of completed and ongoing activity:

External clean-up is largely complete across all affected properties
Power has been isolated and made safe for every property we have accessed
Temporary power boards are in use to run drying equipment (this is ongoing)
Asbestos surveys are scheduled for accessible properties
Contents lists have been completed and are being reviewed for confirmation before removal
Strip-out and drying works will begin in the coming week
