Bathroom Leak Detection Using Non-Invasive Methods

If you suspect water is leaking from bathroom fittings or concealed bathroom pipes, it’s important to act quickly. Identifying leaks can prevent damage to the structural parts of a property and the associated repair costs.

Our bathroom leak detection service identifies hidden leaks beneath floors, behind walls or bath panels without causing damage.

WATCH: How we detect bathroom leaks

This video shows some of the non-invasive techniques used by our experts for finding water leaks and sources of water ingress.

Our experts follow a methodical “trace and access” approach. In this example, bathroom leak detection was able to rule out a bathroom leak as the source of a damp patch on a ceiling. Attention turned to the roof.

Frequently asked questions

Can plumbers find hidden leaks?

We have trained, equipped and up-skilled our most experienced plumbers, drainage engineers, and heating engineers in leak detection. Only plumbers with access to a comprehensive range of leak detection techniques, and the knowledge and experience of using them, can be expected to find hidden leaks reliably.

If you have a hidden bathroom leak that needs investigating, you should book a plumbing leak detection expert, rather than a plumber.

How much does it cost for bathroom leak detection?

Our bathroom leak detection investigations are charged in half-hour increments, so the cost depends on the time it takes to trace the leak and identify the cause.

Specialist tracer gas is sometimes used to pinpoint leaks, which is charged for, along with any materials used in any repairs undertaken. Surveys are generated while at the site, so there is no additional charge for the report.

What are the risks of ignoring a leak?

There are many reasons why a water leak should not be ignored. Remember, the visible signs of a leak may be hiding bigger problems:

  1. Health risks: Growth of mould and mildew in damp conditions can pose a serious health risk to young and elderly individuals, as well as those with respiratory conditions.
  2. Structural damage: Building fabric, including timbers and masonry, can weaken and lose its structural integrity in prolonged high-moisture conditions.
  3. Electrical issues: If water comes into contact with parts of an electrical installation, short circuits, fire risks, and potential electric shock risks can occur.
  4. Higher repair costs: Moisture from a leak gradually spreads throughout a property, resulting in more extensive and complex repairs. The spread of moisture is not visible at lower saturation levels.
  5. Insurance denial: When a leak is suspected, policyholders are typically required to act promptly to mitigate damage, and a claim may be refused due to higher repair costs.
  6. Furniture damage: If a leak is ignored and left unresolved, moisture, mould, and mildew will damage furniture, carpets, and other belongings.

Reinstatement of a bathroom

Once we’ve detected and repaired a bathroom leak, reinstatement work is usually required to return the damaged area to its original state. We have years of experience refurbishing bathrooms. Depending on the scale of work needed, we can allocate a Project Manager to oversee the work.

Reinstatement will usually be covered as part of an “escape of water” insurance claim. We’ll provide a detailed scope of work and a fixed price quote to complete it.

We have specialist tradespeople ready to help with every part of your refurbishment work, including carpenters, plasterers, tilers, painters and decorators.
