Recurring fire door checks

Fire doors in commercial and HMO buildings must be regularly inspected. A designated “responsible person” must visually check fire doors and door frames every three months as part of fire protection processes. Accurate records of the checks must be kept.

Fire Safety (England) Regulations 2022 state that regular fire door checks aren’t required in a residential building unless:

  • It has multiple occupancies (2 or more), and
  • The top floor is higher than 11m above ground level

In addition, a “competent person,” such as an Aspect fire safety consultant, should conduct inspections at least once a year. The frequency of fire door inspections is dependent on the property type:

  • Commercial; every 6 months
  • Residential; every 12 months

Remedial repairs should be conducted quickly to ensure compliance. Our team provides fire door repair and maintenance services. Repair costs can usually be estimated at the end of the inspection process.

“Responsible person” fire door checks

The testing procedure on fire-resisting doors should follow the manufacturer’s installation guidelines for each door in the building. Look on the top or side of the door leaf for a small plaque with the manufacturer’s and product details.

Recurring fire door testing and checks by a “responsible person” do not require specialist test methods. However, a fire door gap gauge is useful for checking gaps between the frame and door assembly. The maximum gap will be between 2 and 4mm.
