Following electrical testing, some contractors don’t carry out repairs that are needed. This can be a problem if the Electrical Installation Condition Report (EICR) needs to show compliance for insurance purposes, or tenants. If a different contractor has to do the repairs, they won’t simply be able to amend the other engineer’s report. A new EICR will be needed.

We make things easy! Our electricians can estimate the cost of repairs immediately after an EICR. Repair work can usually begin the same day. Once done, fault codes can be removed from the EICR, at no extra cost, to show compliance.

EICR testing requirements

An EICR is needed for insurance policies and tenancy agreements every 5-years. It’s the only way the condition of a fixed wire electrical installation is safety tested. This is the case for domestic and commercial properties.

Fail codes determine the attention needed. For private rental properties, it’s a legal requirement for C1, C2 and FI codes to be resolved. Fines can be issued by a local authority to a landlord if they’re not.

We charge a fixed price for an EICR. Repair work is charged in half hour increments (1-hour minimum) from £42.75 + VAT. Parts and materials are charged in addition to time.

Common questions about EICRs

  1. Is it a legal requirement to have an EICR?
    Landlords of tenanted private rental properties are required by law to have an EICR. The same legal requirement doesn’t apply to homeowners, however, they are strongly recommended to have one.
  2. How long does an EICR last?
    For landlords, a new EICR is required at least every 5 years. The same recommendation applies for homeowners. It must be done sooner if the electrician recommends it (this will be detailed on the certificate). One should also be carried out if a problem with an electrical installation is suspected.
  3. How long does an EICR take to complete?
    We allow 30 minutes per circuit. An EICR on a 10 circuit installation will usually take between 4 to 5 hours, depending on the size of the property.
  4. Why do I need an EICR?
    All electrical installations degrade over time. Vermin, moisture, minor works and DIY are common reasons for problems. Safety regulations change over time as well as the quality and suitability of electrical parts.
  5. Can you carry out repairs and issue me with an updated certificate?
    We can’t update an EICR issue by another contractor. Our duty of care means we can’t underwrite the work of another contractor. We can do the repairs but if you need a certificate without fail codes, we would need to do a subsequent EICR.
