Central Heating Survey and System Inspection

The last thing you want is to buy a property, only to find out there’s trouble with the heating system. With a central heating survey (also known as the homebuyer’s or pre-purchase central heating survey), you’ll know what you’re getting before you buy. We perform a visual assessment of your system and provide a report detailing its condition and ability to meet your hot water needs. In the event that changes or upgrades are needed, estimate costs are provided.

Customers sometimes use this information to negotiate a reduction in the sale price of a property they’re buying to offset the cost of these changes.

We’ll look for visible signs of existing and potential issues, e.g. if a radiator’s too small to reliably heat a room, evidence of water leaks or corrosion etc. All of our gas engineers are Gas Safe registered, making them fully qualified to perform these checks on your behalf.

A central heating survey is a visual inspection, and no physical checks or changes will be made. If physical checks are needed or you have heating or hot water issues, we recommend booking in a reactive visit instead at the half-hour rate (one-hour minimum).

Assessing your home’s heating system

If you want someone to assess the condition of your own home central heating system, we can do that too. A member of the team will perform a survey at the half-hourly rate, before providing a fixed quote for any recommended upgrades. They can also perform physical tests for a more detailed assessment than what you’d normally get from a standard central heating survey.

Need your boiler serviced instead?

A central heating system survey is not an alternative to getting your boiler serviced, which is an important health check of your boiler that should be performed each year. It’s also vital for keeping your boiler’s warranty intact. In addition, a central heating survey is separate to the Gas Safety Record (or CP12), which is a certified safety check of your gas appliances and a legal requirement for landlords of tenanted properties.
